1 Main St, Toronto — Site Drainage Review
OBS 01 — OVERHEAD DOOR
Standing water at the overhead-door threshold indicates a drainage issue at the loading entrance. Slab slopes back toward the building.
OBS 02 / 03 — GATE & SLAB
Gate is 15 ft wide and seals well. Recommend a trench drain across the opening and slab reinforcement for heavy forklift traffic.
OBS 04 — TRENCH DRAIN
Trench drain discharges to the right of the entrance; pipe runs under the slab, 20 ft from the parking area. No ice issue observed at the parking-lot drain.
